Q: How do I arrange to see a house for rent?

 

A: Contact the owner at 714-814-2128 cell text voicemail, 714-649-0655 home, voicemail, fax, or or George at 972-896-4306.

 

Q: How do I submit an application?

 

A: You can apply online at the Application tab, or the Apply Online link on the page for a specific house.  You can also download a blank form, fill it out, and fax it. Be sure to take time to read the "Qualifying Criteria." If your credit report or criminal history may have "glitches," call the owner to discuss ahead of time. Application fees are non-refundable.

 

You can fax the completed application to the owner at 714-649-0655, email it to BaxleyStreet@aol.com, or give the completed form to George. If more than one tenant, or if a married couple, all must complete an application. There is a $40 per person application fee.

 

Fastest way to make application is at the tab for the house you're interested in, click "Apply Online" and pay directly with your credit card.  This link will take you directly to the On-Site application service I use.

 

Q: What if I have a pet?

 

A: We accept most pets. We are looking for responsible pet owners who love their pets and keep them for their personal enjoyment. No kennel or breeding operations are allowed. Dogs and cats must be neutered or spayed. NO LITTERS OF PUPPIES allowed.

 

Tenants must abide by the Animal Addendum consisting of basic rules of courtesy. A $400 pet deposit is required, of which $200 is non-refundable. Unspayed female dogs and other circumstances may require additional deposits.

 

Q: What is required to move in?

 

A: You must complete an application, pay the application fee, and allow 24 hours, or less in most cases, for review of the results. All parties must complete the application and pay the fee. If approved, you are asked to pay the security deposit, the pet deposit if applicable, and the first month's rent. Rent is pro-rated for the first month, if less than a full month. All parties must sign all lease documents. You will then be given the keys. Welcome aboard!

 

You should arrange for utilities ASAP, gas, water & electric.

 

Q: What if I have a maintenance issue?

 

A: Be sure to complete the "Inventory & Condition" form as soon as you move in, and send it to the owner. Any deficiencies requiring attention should be communicated promptly! The 24 hour number for emergencies is 714-649-0655 or 714-814-2128, or call George at 972-896-4306.

 

DO NOT CALL THE PLUMBER-ELECTRICIAN-HEATING & AIR CONDITIONING company without calling one of the numbers above first, or you may be liable for the bill. IN CASE OF EMERGENCY: Stoppages or repairs caused by you, will be billed to you.  City of Carrollton can shut off your water if you have a gushing leak. The gas company or the electric company can turn off other utilities in case of emergency.

 

WATER issues can best be handled when they first appear. If you have a leak, please let us know immediately. Water damage can create large problems if left unattended. If your drains are slow, please don't wait until there is total blockage and an emergency situation. We will ask you to try simple measures to improve the drainage at first. Most drainage problems are caused by hair in the tub, food in the kitchen drain, or a foreign object in the toilet. We will help with these problems, but if the problem was preventable, you will be responsible for the repair. MOST IMPORTANT, do contact us.

 

Insects and rodents are basically your responsiblity, but we will help you come up with solutions.

 

Q: My rent will be late this month, what should I do?

 

A: Contact the owner as soon as you realize you have a problem. We'll try to work with you, but expect to pay all late fees, returned check fees, etc. Remember, we have an aggressive eviction policy, within the terms of the lease, but we would prefer to work with you. You must make every effort to make your rent payment your first priority.

 

Q: What if my roommate didn't pay their share this month?

 

A: You are each responsible for 100% of the rent every month. If the rent is not paid in full, all residents are delinquent.

 

Q: How do I go about moving out?

 

A: We'll need 30 days' notice to comply with the lease. We may advertise the house for rent and show the house by appointment. We'll try to give 24 hour notice. We respect your privacy and will try to make appointments by your schedule.

 

Read the move-out instructions on this site, and put everything in the best order possible. You will be charged for deficiencies when you move out.

 

Turn in your keys, garage door opener, and provide us with a forwarding address.

 

Q: When should I expect refund of my deposit?

 

A: We have 30 days in which to inspect, repair, clean the residence, and calculate deductions if any from your deposit.

 

Q: What else do I need to know?

 

A: If any of the above comments are in conflict with your lease documents or the current landlord/tenant laws, then the lease or law will apply. We make every effort to follow the terms of the lease documents, and ask all residents to do the same.
